A flood zone designation on a property can mean thousands of dollars a year in mandatory insurance, and that designation isn't always accurate. Elevation Certificates

An Elevation Certificate documents the exact elevation of a structure relative to the Base Flood Elevation established by FEMA for that area. It's the document that determines your flood insurance premium, and it's also the foundation for any request to have a property removed from a Special Flood Hazard Area. We prepare:

Letter of Map Amendment (LOMA) Surveys

If your property sits on natural high ground that simply wasn't captured at the scale of FEMA's flood maps, a LOMA can officially remove it from the Special Flood Hazard Area. Since a LOMA is based on unmodified natural grade, the property has to actually sit above the Base Flood Elevation without any fill added, and our survey confirms that elevation with the precision FEMA's review process requires.

Letter of Map Revision Based on Fill (LOMR-F) Surveys

When a property has been raised above the Base Flood Elevation using engineered fill rather than natural grade, an LOMR-F is the correct path rather than a LOMA. The survey and certification requirements are similar, but the placement of fill itself must be documented and verified. We handle the elevation survey work and the supporting data required by both LOMA and LOMR-F applications.

FEMA flood maps are drawn at a scale that can't capture every parcel's actual elevation, which means properties are swept into a Special Flood Hazard Area that they don't belong in. Correcting that isn't just a paperwork exercise:
